    About This Service

    A residential tile roof lasts 50+ years if maintained, 25-30 if neglected. Concrete tiles in particular suffer from progressive ridge bedding mortar failure, lichen and moss damage to the surface coating, slipped tiles around chimneys and skylights, and valley iron corrosion at the laps. None of these are catastrophic individually - all of them become catastrophic when combined with a 120mm rain event and an 80km/h gust.

    Our annual maintenance pass for tile roofs includes: full walked inspection (or drone where unsafe access exists), photographic record of every ridge, valley, flashing, gutter and penetration; replacement of broken or slipped tiles (typically up to 10 per visit included in the base fee); ridge cap mortar inspection with re-pointing of small failed sections; valley iron clean and inspection; gutter and downpipe clearance with debris removal; antenna, satellite and solar mount inspection for compromised flashings; and chimney flashing inspection. Written report with before/after photos delivered within 48 hours.

    For Colorbond and metal roofs the pass includes: full walked inspection on safe-access roofs, screw and rivet inspection (re-tightening or replacing rusted fasteners which are the most common metal-roof failure point), sealant inspection at flashings and penetrations, gutter clean, downpipe clear, ridge cap and barge cap inspection, and surface inspection for corrosion at cut edges or impact damage. Same photo report and warranty.

    Findings outside the included scope are categorised as P1 (immediate make-safe needed - we hold the roof safe while you authorise), P2 (developing fault, quoted for prompt repair), P3 (non-urgent but recommended), or P4 (cosmetic). This prioritisation lets you budget repairs across the year and avoid emergency-rate billing later.

    Annual maintenance is structured as a fixed-fee contract scheduled at the same time each year - typically after the autumn leaf fall and before the El Niño/East Coast Low storm season.
