Roof Leak Repair - Find the Actual Source and Fix It Permanently

Sydney roof leaks follow predictable causes. On tile roofs: cracked or slipped tiles (most often after storm or tradies walking the roof), failed ridge pointing, lifted valley flashings, blocked valleys collecting jacaranda or gum leaves, and aged sarking with pinholes. On Colorbond and metal: lifted box-gutter or apron flashings, popped sealant on screw heads (every screw fails at 15-20 years), failed silicone at penetrations (vent, antenna, solar), and undersized box gutters overflowing in heavy rain. On flat decks: failed membrane laps, blocked overflow scuppers, and inadequate fall. Water enters one of these points, then tracks along the sarking, rafter or batten for 1-5m before finding a low point to drip through your ceiling.

Our diagnostic process: interior inspection of the stain location and ceiling cavity (we lift insulation in the attic to follow the water track back to roof penetration), then external roof inspection with drone overview, walked detail and hose-testing the suspect zone in controlled order if the leak is intermittent. We don't replace random tiles and hope - we find the actual entry point or we keep looking until we do.
