Commercial electrical work isn't residential at a bigger scale - it's three-phase distribution, RCD/MCB protected sub-circuits sized to load, AS 3000 separation between data and power, emergency and exit lighting on AS 2293 testing schedules, and switchboard documentation that strata managers, landlords and incoming tenants actually want to see. We work to that standard from day one of a fitout, not as a remediation pass at handover.

Fitout scope we deliver routinely: tenancy DB design and install with proper RCD-MCB separation per sub-circuit; three-phase mechanical services connection for HVAC, lifts, kitchen exhaust and refrigeration; full lighting design with DALI tunable-white or 0-10V dimming for hospitality and retail; AS 2293 emergency and exit lighting with 6-monthly test logbook; data cabling Cat6/Cat6A to permanent link standard with Fluke DSX certification; CCTV and access control rough-in coordination; and final compliance pack - CCEW, switchboard schedule, single-line diagram, emergency lighting register.

Scheduled maintenance contracts keep tenants trading and reduce insurance premiums: quarterly switchboard thermal scans with Flir imagery, 6-monthly emergency/exit lighting discharge tests, annual RCD push-button and trip-time testing per AS/NZS 3760, and a documented logbook your insurer's risk team and the local council fire safety officer both want to see at audit. Out-of-hours scheduling is standard - we work around trading hours and don't shut a tenant.

Emergency response for trading premises: 24/7 callout for total power loss, single-phase failure on three-phase services, RCD persistent trips affecting refrigeration, switchboard burning smells or sparking. We carry common three-phase MCBs, RCDs, contactors and meter-tail spares so most outages are restored within 60-90 minutes of arrival. Level 2 ASP work (service mains, point of attachment, metering) is handled in-house without subcontracting delay.
